Our Simply Sold Transaction Co-ordination team (TC Team) will be supporting you every step of the way from contract signing to closing. Our TC team’s goal is to ensure everything runs smoothly and to assist you throughout the sale of your property.
To keep you well-informed, we’d like to outline the next steps in the closing process so you’ll know what to expect.

NEXT STEPS
Walk-Through
If this hasn’t already taken place, one of our team members will be reaching out to schedule a walk-through of your property at a mutually agreeable time. This allows us to gather additional information and coordinate with our construction team and any necessary trade professionals. We’ll ask you for a few dates and times that work best for you to make this as convenient as possible.
Utility Information
A member of our team will be reaching out to you to gather some basic information regarding utility services for the home you are selling so we can have an orderly transition once the property is sold.
Attorney / Contract of Sale
Your attorney will be preparing the contract of sale based on the terms and conditions we’ve agreed upon. They will then send it to our attorney for review and signature. We will sign and submit our down payment (if not already submitted). Once both parties have signed, we will officially be “in contract.”
Title Process
Our attorney will order the title work, and both attorneys will work together to clear any title issues. Please be on the lookout for communication from either of them during this process.
You may be asked to assist in obtaining payoff statements, if applicable. The title company or your attorney will guide you through this. It’s important that you respond to any communication from them so we can close your transaction as soon as possible.
Once the title is cleared, we’ll be notified so we can prepare and transfer the funds needed for closing.
Final Walk-Through & Key Handoff
The day before closing, we will schedule a final walk-through of the property. This is a quick visit – typically about 15 to 20 minutes – where one of our team members will walk through the home to confirm its condition before closing.
This is also a great time for you to hand over the keys. Our team member will be happy to collect them from you during the walk-through, making the final closing process even smoother.
We’ll coordinate with you to find a time that works best and will keep this as quick and convenient as possible.
Closing Day
You’ll be contacted to schedule your closing appointment. All property owners will need to sign the sale documents. The closing can be done in person or by mail, based on your preference – this is something you will agree upon and discuss with your attorney.
Please bring a valid photo ID for notarization purposes, and any remaining keys to the property. Key handoff can also be arranged by mail if preferred.
Once the closing is complete, you will receive your sale proceeds either by check or wire transfer, depending on your preference.
