Do you Charge a Fee/Commission or Closing Costs?

No. This is where we stray from the traditional method of selling your home: There are no fees, commissions, or closing costs when you sell us your home. We’ll make you an offer, and if it’s a fit, then we’ll buy your house. That's it. Once we purchase your property (usually in cash) you walk away without any further financial obligation.

Is There Any Obligation After An Offer is Made?

No. You are in control of the process the entire time. If the offer is not up to your expectations or standards you are free to walk away without any further financial or legal obligation. We want this to be a 'Win-Win' scenario where we can both walk away happy. We are not here to take advantage of or pressure anyone into a deal they may not like or want. 

If I Am Facing Foreclosure, Will You Buy My Home?

Absolutely. We can also help you avoid foreclosure. This is very common and we deal with it often. We are more than prepared to help in whatever way we can.  

Will You Buy my Home With Existing Tenants?

Yes. Making us aware of the situation up front is important as it helps us better understand the situation and prepare different options. We have bought homes that are owner-occupied, rentals with current tenants, and homes with difficult tenants that refuse to leave. We are well versed in all of these situations and understand how to approach them where all parties benefit.

What If I Have a Loan on My Home?

We absolutely will buy the home. Our offer will include paying off your existing mortgage so you walk away obligation free from the home.  

How Do You Calculate The Value of My Home for An Offer?

We examine the area and view 'comps' (comparable properties in the area) and their value while taking into account the condition and any needed repairs.  This can typically be done in a 24-hour period. The end goal is always to find a price that not only works for us but for you as well. 

Do I Really Get Cash?

We don't walk up dressed in dark suits and give you a briefcase filled with unmarked bills, but in most states, we work with attorneys who oversee the process from the time you sign the contract to the closing date. Whether it is a certified check or cash. Your attorney or title company will give you a check or wire your money to your account. It is a very common and, typically, quick and simple process.

There is NO catch. We buy homes, fix them up and sell them.  This is how we make our money, and we are good at what we do. It's really that simple.
